The General Partners behind the SG Real Estate Developments Trust has been sourcing properties over the last 2 years and currently have several parcels of land, located in Ontario, that will fit the profile required by the Board of Trustees. During the past 18 months, the migration patterns for real estate equity have been re-defined and very complementary to our target markets.

Our new Trust will execute investments in parcels of land that have strong metrics for low-rise residential development.

How It Works
The RED Trust will purchase up to 8 properties with the following process. Value is added through Development 'Land Lifts'. The General Partners absorb the front-end risk of stage 1 and 2, and bring our investors on board in Stage 3. This helps maximize investor return while minimizing risk.

Stage 1: Opportunities

 We receive many off-market development properties from our extensive network

 Our team performs our business Due Diligence and research packages

 Most properties don't make it past this point, we only take the best to Stage 2: Contract

Stage 2: Contract

 Properties that pass out initial Due Diligence process move into contract 

 We get the property under contract. We make an offer that gets us the greatest flexibility and time for our additional Due Diligence

 We invest in the required land studies to deeply asses the suitability for the property our business model

 Once our checklist is satisfied we waive conditions and close on the property. We are not afraid to walk away from properties that do not pass our due diligence. 

Stage 3: Acquisition

 Our investors join us in stage 3. We close all cash on our properties and together own 100%

 The rubber meets the road when we close. We immediately begin the development process that was put in motion during our Stage 2 Due Diligence

 Investors will now receive regular reports regarding the progress of this property

Stage 4: Development

 Our development team works closely with the municipality to create a zoning change and site plan 

 Our development team follows all municipal process and frameworks to advocate the best use for our investors

 Our exit team begins planning an exit to maximize the sale price of the land, and return for investors

 Once the land use has been changed and the 'paper lots' have been created, we now have exit options

Stage 5: Exit Options

 At this point we've set up stage 5 to provide the greatest number of exit options

 We could exit by selling the Site Plan Approved land to a builder looking for shovel-ready properties. We've already assessed the market price of building lots in Stage 1

 We could partner with a builder to create and sell the units to the retail market

 We could build the units ourselves and sell to the retail market. We own the property with no debt, and have a high degree of flexibility to leverage the property for construction
